3. Purchase Order

MKD allows two options at this point. For clients that need a full site plan layout or special permit design – either due to regulatory/local building department reasons or for a personal desire for more detailed architectural services, MKD will start with a Services Agreement, priced based on your individual site & permit requirements. MKD will assess your location in advance to help determine whether these services are required – frequently, sloped sites, Coastal Zone sites, and other complex review areas require these extra services. At the completion of these Design Services, clients move to a Purchase Order, which is an initial indication of readiness to buy given a specific MKD home selection and estimation of shipping/setting costs for your site (see below).
For simpler sites in less regulatory-heavy areas, MKD moves directly to a Purchase Order.
In the pre-Purchase Order process, you will need to:
- Choose your model using our online floor plans.
- Visualize how your house is “sited” on Google Earth. (software you need to install)
- Review the following sample documents located in the Client Resources section: Example Purchase Order & Payment Schedule and Sample Site Survey Plan.
- Review our online Materials and Finishes guide to see our standard specifications. When the time is right, an MKD representative will also send you our Materials and Finishes handbook.
- Start thinking about who you might like as a site contractor. Carefully review the Example MKD & Site Contractor Scope of Work below to see what we do and what your Site Contractor handles. Your local contractor will need to prepare an estimate for site preparation, and site improvements. MKD handles all the “button up” or “finish” work on our modules, with the exception of the utility connections. This differs from traditional factory built homes, so please have your Site Contractor review our attached guide, for specifics.
- Come to an open house, seminar or visit our factory and learn more about the mkDesigns products.
- At the end of this process, we sign a Purchase Order with you, indicating the standard plan and costs of your new mkDesigns home.

MKD Services:
Our Included Services:
- we review our standard floor plans and elevations with you
- site your home on your land in Google Earth
- do a 3-D walkthrough on your chosen home
- review our standard specs list, and
- do an initial sales site visit
Required Additional Services: Depending on your jurisdiction, there may be local requirements for
- architectural review processes,
- exterior design, or
- project management / zoning services required at this stage.
If so, we set up a simple Services Agreement with you at this stage to outline the scope of these services.
Optional Additional Services: For clients who are interested, we charge an hourly rate for
- site design,
- extra ancillary structure design, and more
In addition, for some client we provide “Owner’s Rep” or “Project Management” services where we are not the Site Contractor, but serve as an agent who manages & conducts meetings and manages documentation, and relies on you to sign all contracts.

Outside Vendor Services: As described above, you may have had to work with a Soils Engineer, Surveyor, or other service provider at this stage to acquire all the necessary documentation to move forward to a Contract.
