Obtaining a piece of land that fits your desire for convenience, a comfortable environment, views, and costs can be challenging for many people. Ultimately, you need to rely on your site contractor and due diligence for final confirmation that a site works for you. Also, mkD offers some services that can be of help in the process.

How Our Delivery Works
Our homes travel by truck, on single lane roads, and usually have enough clearance for height and width. mkD uses a unique building technology that allows modules to ship on a truck bed at only 8.5 to 11.5 feet wide, and under 13.5 feet tall (from pavement to top of roof- the ‘legal’ height limit), and then ‘unfold’ on site for high ceilings, and 17-21’ wide widths. This narrower shipping while having bigger unfolded widths is a KEY advantage in an mkD home – allowing us to deliver to many more sites than traditional modular homes, and to have much wider open spaces with higher ceilings. Truck lengths vary from 60-80 feet (module plus cab length) depending on the design, so very tight turns need to be evaluated in your delivery assessment. Most of the time, a crane is required to install the module(s) onto the foundation, so crane access also needs to be considered.
Key Questions to Ask About a Potential Site
mkD can generally build anywhere a typical stick-built home can be built. Moreover, mkD homes perform better in many conditions because the home structure is built in steel and built to be transported, and therefore is more durable. However, there are many variables that affect site costs. Note that as part of the process of estimating these costs, you will likely need to consult a local site contractor. mkD can offer assistance finding and vetting a local contractor. Key Site Information Needed to Get Started on Your mkD Home
The following information is necessary to get started:
- Review “Covenants, Conditions + Restrictions” (CC+Rs) to make sure the area does not prohibit modular construction.
- Obtain a Site Survey.
- Obtain a Soils Report. See our Soils Report Overview.
- Confirm where Sewer Lines or Septic are located.
- For sloped sites, see our Determine the Slope of Your Site pdf.
- Obtain Planning Department Regulations (using your site’s Assessor Parcel Number or ‘APN#’).
- Find out if your local jurisdiction requires Design Review, Historical Review,etc.
- Obtain photographs of your site in .jpg format.

Our Included Services: After our sales team has spoken to you about your project and you have mutually determined that an mkD home is an ideal fit, an mkD sales representative will:
- do an initial site visit to your land (either purchased or in escrow) to look at views, siting, and potential problem areas.
- This visit is not an official “Delivery Assessment” which may be required for more complicated sites, nor an official assessment of all the site issues and costs.
- introductions to Ecobrokers in our network, if we have one that is nearby.
- introductions to Site Contractors if we have one in our network that is nearby.
Required Additional Services: For complicated sites like sloped sites, mkD may require an official:
- Delivery Assessment to develop a delivery and installation strategy. Depending on your location, the fee for this Assessment will be determined. See the Delivery Assessment Overview & Delivery Assessment Sample Report Form.
Optional Additional Services: The optional additional services mkD offers are:
- detailed assistance finding and vetting a local contractor.
- assessing sites that you have identified, as potential mkD home sites.
- this does not include representing you as a broker/agent in a land search.

Outside Vendor Services: There are a number of issues in the land vetting process that require outside vendor involvement, including:
- looking at zoning/permitting with your local municipality.
- finding and working with a local Site Contractor to get a sense of land development costs.
- checking soil quality, slope and potential issues like erosion with a Soils Engineer.
- getting a site survey done by a Surveyor.
