5. Engineering

Now that the contract is in place, we are ready to begin engineering your mkDesigns home.

MKD “engineers” homes differently from site built homes.  With typical site built structures, clients have to coordinate and comply with a series of local inspectors, architects, engineers and others who visit the site and essentially ‘bless’ different parts of the project.  With an mkDesigns home, almost all of this is dealt with by our team and in our factory – we handle all the state-level permit requirements, engineers, and consultant signoffs.  By the time your project reaches your local permit office, it requires far less review than a typical site built home, at a fraction of the time!

During the engineering stage, mkD will take care of:

  1. Engineering your home for snow loads, wind zone, etc. Note: Some areas may need special engineering for fire, earthquake, hurricane and flood zones.
  2. Approval by state permit agency.
  3. Approval by any required local consultants on mechanical, electrical, and plumbing. 
  4. Title 24 and other approvals required by certain states.
  5. Generating final local permit-ready plans for the client and site contractor to take to the local permit office for approval.

Required Additional Services: Depending on your jurisdiction, there may be local requirements for architectural review, design, project management / zoning services or specialized engineering consulting services (such as Sprinkler Design services) required at this stage.  If so, we set up a simple Services Agreement to outline the scope of these services.

Optional Additional Services:  

Outside Vendor Services: There are limited outside vendor services at this stage.  Of course, your Site Contractor is typically working through site questions, details, and bids.
