7. Manufacture, Ship & Set
Now that permitting is in process we are ready to begin building your mkD home!
During the manufacturing, ship and set process, mkD:
- Confirms foundation connection details with your site contractor.
- Details factory production drawings for the factory building process.
- Maps the plan for shipping your home to your site.
- Manufactures, finishes and folds your home to get ready for shipping.
- Manages shipping, setting and unfolding of house. Check out this cool video to see what this spectacular process looks like:
- Finishes interior drywall, prime paint, floor finish detail, and exterior trim.
During the manufacturing, ship and set process you and your Site Contractor will need to:
- Have filled out the Authorization to Build form to allow us to start procuring and building. See Sample Authorization To Build Form for reference.
- Begin site work with your Site Contractor. Carefully review the Scope of Work Sample Agreement see what MKD does and what your Site Contractor handles.
- Site Contractor excavates and sets the foundation while the home is being built in the factory.
- Site Contractor is also finishing the utilities trenching, septic, well, grading and other issues.
- Site Contractor and client ensure access for the truck and access/pad for the crane.
- mkD Project Manager does site visit to check access.
- Work with the Site Contractor, who is responsible for making the final utility connections.
- Attend delivery date of the house if desired – but trust us, it is so cool and so much fun to watch you really don’t want to miss it!!

Our Included Services: We handle the manufacture, ship and set of your home. For a detailed overview, see the mkD & Site Contractor Scope of Work.
Required Additional Services: Depending on your jurisdiction, there may be local requirements for architectural review, design, or project management / zoning services required at this stage. If so, we set up a simple Services Agreement to outline the scope of these services.
Optional Additional Services: For clients who are interested, we charge an hourly rate for services in this stage related to expediting, project management, and more. Please contact mkD Sales if you are interested in these ancillary services as part of your purchase process.
Outside Vendor Services: As described above, you and your Site Contractor will be deeply involved at this stage coordinating the excavation, foundation, utilities prep and all other site preparation prior to delivery.
