Step 03: Discuss and Decide

MKD requires a signed contract + retainer to begin Step 03*. When the time is right, your MKD representative will send this to you. Once your signed contract and retainer are received, MKD will send you an Introduction Package that will include a catalog of Materials and Finishes to choose from. Please review this material before your design meeting.

During your design meeting, MKD will use one of two Schematic Design methods to find a floor plan tailored to your site and preferences:

  • 1. MKD pre-designed home process: This applies to all MKD home design floor plans on a flat site (less than 1:10 grade change). Any change to an MKD floor plan, however small, will fall under our Modified/Custom process. Learn how to determine the slope of your site (pdf).
  • 2. Modified/Custom and/or Sloped Site process: This process applies to projects with design changes to MKD floor plans and/or projects on a sloped site (sites with more than 1:10 grade change). If you have a sloped site and would like an MKD floor plan, your project will fall under this category.

Preliminary Pricing: Before entering into Step 04, MKD will prepare Schematic Design documents + Preliminary Pricing for the modules, transportation and setting. Your local contractor will need to prepare an estimate for site preparation, button-up work and site improvements.

* Retainer fees for MKD pre-designed homes begin at $5,000. Custom homes and Development projects begin at $10,000+. Services will be billed on an hourly basis. The total fees for this phase depends on the complexities of your site and desired floor plan. For more information please contact us.
