Step 01: Obtain Land


Once you have purchased land, or are in escrow on land, contact MKD to schedule a Delivery Assessment. In order to be considered for a Delivery Assessment, you must own land or be in escrow on land. The fee for this service will be determined by MKD and will depend on your site location. To help you choose the best land, please read our Guidance on Land Selection (pdf).

Because site access is critical for every MKD home and project, we require that each client schedule a site visit, before your initial design meeting to develop a delivery and installation strategy. The fee for this service will be determined by MKD and will depend on your site location.

Delivery Assessment Services

The delivery assessment includes a site visit by an MKD architect and setting contractor, who will determine the following:

  1. Confirm which design will work best on your site.
  2. Conduct solar study to determine optimum sun exposure.
  3. Assist in siting of the home, based on solar + wind exposure.
  4. Orchestrate the logistics of delivering + setting your home, which will include careful consideration of the route leading to your property.
  5. Photographs will be taken of: approach to your site, building pad, staging area (if applicable), any areas where additional preparation is needed, on or off-site (ie. tree removal, grading, etc.).

Normally, delivery assessments last about an hour, and a written report of our findings will be emailed to you in pdf format within one week after your site visit.

Additional Information for Delivery of Modules

Our homes travel by truck, on single lane roads, as long as there is enough clearance for height and width. Most MKD home modules, as they sit on the truck bed, are 15.5 feet wide by 15.5 feet high (pavement to top of roof). The truck length is 73 feet (module plus cab length), so very tight turns should be avoided. If a crane is required to install the module(s) onto the foundation, crane access also needs to be considered.

Please provide us with the following information prior to your on-site consultation:

  1. Confirm that your property is not under the control of Covenants, Conditions + Restrictions (CC+Rs) that prohibit modular construction.
  2. Obtain a Site Survey (topographical survey). The survey needs to indicate overall site dimensions, property lines, setbacks, easements, grading contours, existing trees, overhead lines, street locations, and have North indication. Site survey also needs to be in AutoCAD format (.dwg or .dwf)
  3. Obtain a Soils Report. This is performed by a soils engineer and will be used to determine the type of foundation and footing needed for your new home.

MKD will also need to receive the following information before Step 03. You may submit these materials at any time during Steps 01 and 02.

  1. Confirm that either Sewer Lines are adjacent to your site, or that your property will accommodate a Septic System large enough for the proposed home (a successful perc test or approved septic design is required).
  2. Obtain Planning Department Regulations for your property including front, rear, side and height setbacks, easements, driveway and garage regulations, etc. We will use this information to determine your buildable area and home design.
  3. Does your local jurisdiction require a Design Review? If so, please obtain the list of requirements from the building department.

* Obtain photographs of your site in .jpg format. We would like to see access to your property, primary views from your proposed home location, and views from neighboring buildings.
